A: So all the base level homework is done and you have pointed to a form of development you wish to copy in order to get development to work. Further your separation distances (in excess of 20m for 2st to 2st relationships) are good and the plot size suggested is reasonable and not out of keeping with plot sizing in the surrounding area. On the face of it then the development site works and subject to you getting an appropriate design solution and car parking on the site it all seems to fit. Planning principles would pass quite happily in my view.
